Old Fort Bay stretches partly along the Western shore-line of New Providence and is considered the most successful western area residential development in recent times.
Charleston, an all canal-beach-front community within Old Fort Bay offers homesites up to approximately 12,550 square feet. The architectural influence will be reminiscent of the period homes of Charleston, USA, for which it is named.
Sara Callender, sales and marketing manager for Old Fort Bay Realty explained that the Old Fort Bay development is governed by the developers’ Architectural Code adopted to create unifying design elements among the various phases.
“The objective is to employ the elements of classical proportion in the design of all homes. Certain designated areas are heavily influenced by a particular style that emanates from historical developments in the Carib-bean and Mediterranean. In other areas owners are free to choose their own preferred style of building, although in all cases, buildings must conform to the Architectural Code which regulates size, height and building placement.”
Old Fort Bay’s success in building neighbourhoods within a secure environment was originally laid out in a Masterplan several years ago. The planners were led by Teofilo Victoria, a professor of architecture at the University of Miami and the former Town Architect at the successful Seaside community development in the Florida panhandle.
In keeping with the principles of traditional neighbourhood development and based on experience in working with the development and planning of successful neighbourhoods, variety, size and scale, diverse common areas, well lit streets and attractive parks, gates and bridges were incorporated and are now the order of the day. The architects in designing the common areas subtly conveyed a sense of the Caribbean Spanish Baroque-style and ambiance. And this combination with the principles of traditional neighbourhood de-velopment has resulted in a successful blend of architectural diversity that shapes the individual communities.
The vision shared and the basis of the Masterplan, acknowledged that people wanted to live in an old fashioned way but with modern amenities and conveniences to hand.
